AI Deal Scoring for Commercial Real Estate Agents: A Daily Ranked Report in GoHighLevel
By Alex Regueiro · October 25, 2026 · 5 min read
Hunting for deals that fit a buy box is slow when you do it by hand, and it gets slower when you cover commercial and residential property at the same time. That was the daily grind for a real estate agent in the Midwest who also invests.

We built a deal-hunting system that scores opportunities and puts a ranked report into GoHighLevel every day. We also made sure new listing leads reach the agent's phone the moment they arrive. This one is for real estate agents and investors who spend more time searching for deals than evaluating them.
The situation
The agent works residential and commercial real estate and invests as well. Two jobs were competing for the same hours. One was finding deals that fit the agent's buy box, the set of criteria a property has to meet to be worth a closer look. The other was responding fast to leads coming in on the agent's own listings.
Both jobs were manual. The agent searched across commercial and residential opportunities and judged each one against the buy box by hand.
What was broken
When you search two property types by hand, the best opportunities are only as visible as the time spent looking, and a deal that fits the buy box can still be missed on a day nobody looks.
Lead response was a separate risk. A Facebook Instant Lead Form ad for a listing was being set up, which meant new leads would start arriving, and response speed mattered for them. A lead that sits unseen in a dashboard is a lead that cools off.
What we built
We built the deal hunter and the lead alerts as two parts of one daily routine.
- A scraper that scores commercial and residential opportunities against the agent's buy box.
- A daily ranked report delivered into GoHighLevel, so the best-fit deals sit at the top of a list in the system the agent already works in.
- A Facebook Instant Lead Form ad for a listing, with the listing photos and description pulled from the listing link instead of retyped.
- GoHighLevel push notifications turned on for the agent's phone and tablet, so new leads can be answered the moment they arrive.
What changed
No results were stated for this build. We cannot tell you how many deals the report surfaced or how fast leads were answered, and we are not going to guess.
In system terms, the agent's daily routine changed shape. Instead of searching, the agent opens one ranked report and starts at the top. Instead of watching for new leads, the phone does the watching. The scoring depends on the buy box being written down clearly, which is the part we would tell any investor to do first.
Write your buy box so a program can use it
This section is advice for your own search, not a fact about this client.
- List the property types you will and will not look at, and the areas you will cover.
- Decide which criteria are must-haves and which only add to a deal's score.
- Read the first few ranked reports skeptically. The first version of any scoring tool is wrong in small ways, and your corrections make the next report better.
Frequently asked questions
What is a buy box in real estate?
A buy box is the set of criteria a deal has to meet before an investor or agent wants to look at it, such as property type, location and size. Writing it down clearly is what lets a program score deals against it.
How does an AI deal scoring report work in GoHighLevel?
In this build, a scraper scores commercial and residential opportunities against the agent's buy box and delivers a daily ranked report into GoHighLevel. The agent starts at the top of the list instead of searching manually each day.
Why turn on push notifications for new listing leads?
Response speed mattered for new listing leads, so we enabled GoHighLevel push notifications on the agent's phone and tablet. A lead that reaches your phone gets a faster reply than one that waits in a dashboard until someone checks.
Can the same system pull listing details into an ad?
Yes. For the Facebook Instant Lead Form ad in this build, the listing photos and description were pulled from the listing link, so nobody had to retype them. Check the pulled text before you publish the ad.
