Facebook Ad Campaigns for a Mortgage Loan Officer: Three Offers Built in One Session

By Alex Regueiro · October 25, 2026 · 5 min read

Three Facebook campaigns, each with its own creatives, copy, call to action and instant form, were assembled in one working session for a mortgage loan officer. The first job afterwards was to check whether any of it had actually saved.

Several media files had failed to save during the build and needed repeated re-uploads. If you are one of the mortgage loan officers running more than one offer at a time, the structure below and the checks after it are worth copying.

The situation

The loan officer's account needed three separate Facebook campaigns, each built around its own offer. Building three at once is a lot of moving parts: three sets of creative, three bodies of copy, three calls to action and three instant forms that each have to ask the right questions.

We built all three in one session in Meta Ads Manager, with the plan to launch them the next day.

What nearly slipped

Three things came up at the end of the session, and each one could have gone live unnoticed.

First, media files kept failing to save while we worked, so some creatives had to be uploaded more than once. A campaign can look finished while an ad still holds an old file or none at all. Second, the privacy policy link on the instant forms had been taken quickly from a web search during the call, and nobody had confirmed with the client that it was the right one. Third, the video editor had prepared only the webinar videos before the call and had not realized there were three campaigns, so a VA loan video might still need editing.

What we built

The three campaigns, each with creatives, copy, call to action and a mapped instant form:

  • A campaign promoting a free webinar.
  • A campaign of VA loan ads.
  • A campaign that sets buying down a rate against taking a permanent rate.

What changed

Nothing had launched when the call ended, so there is no performance to report. What changed is that three offers that existed only as ideas became three assembled campaigns with forms behind them.

The follow-up list was just as specific. One person verifies that every piece of media, copy and call to action saved correctly in Ads Manager. The remaining VA loan video gets edited and uploaded if it is still needed. The privacy policy link gets confirmed across every form and every ad. The final graphics get sorted into labeled folders so the next person finds the right file the first time.

Pre-launch checklist for multiple campaigns

This section is advice for your own build, drawn from the problems above.

Open each ad after saving and confirm it shows the media, copy and button you chose. Check the privacy policy link on every instant form against the one the client gave you, not the first result from a search. Tell everyone who touches creative how many campaigns exist before the session starts. Then submit a test lead through each form and confirm it reaches the CRM. Do this once per campaign, not once per account.

Frequently asked questions

Why build several Facebook campaigns instead of one?

Each campaign in this build had its own offer: a free webinar, VA loan ads, and a comparison of a rate buy-down against a permanent rate. Separate campaigns let each offer have its own creative, copy, call to action and form.

What goes wrong when you build several campaigns in one session?

Files can fail to save, links can be pasted without confirmation, and someone downstream may not know how many campaigns exist. In this build all three happened, so the follow-up list focused on verifying what was saved before launch.

Why confirm the privacy policy link on every instant form?

An instant form needs a privacy policy link, and the one used here had been taken from a search during the call. Confirming it with the client across every form and ad makes sure each one points to the client's own policy.

Did the campaigns produce results?

Not yet. The session ended with all three campaigns assembled and scheduled to launch the next day, so no lead counts or costs were reported. The value so far is a clean build and a verification list.
