Per-Listing Landing Pages for Real Estate Ads: Tracking and Pre-Qualifying Every Lead

By Alex Regueiro · October 25, 2026 · 5 min read

A broker could not launch property ads because there was nowhere to send the click. No listing had its own landing page, and without one, both the ads and the automated answers to common questions were stuck.

The broker runs a brokerage with a large book of active listings and had video for only a few of them. We built the missing pages with Claude and GoHighLevel so every ad gets its own tracked page. This is for real estate agents and brokers who want to run listing ads without losing track of which property produced which lead.

The situation

The brokerage had about 30 active listings. Only two to five of them had video. The plan was to run ads for individual properties and to answer common questions about each one automatically.

Both plans needed a page per listing to point at. None existed, so neither plan could move.

What was broken

Three things were tied together. Ads need a destination. The automated FAQ responses were blocked until the pages existed. And only a handful of the listings had video.

Sending every ad to one general page was the obvious shortcut, and it would have hidden the thing the broker most needs to know: which property drew which lead.

What we built

The fix was a repeatable way to create a page for any property, plus a first set of ads to use it.

  • A Claude prompt that generates a landing page for each property. The prompt is the repeatable part, so adding a listing means running it again.
  • Each page built in GoHighLevel, so every ad has its own page. That gives tracking per property and a place to pre-qualify leads before the broker spends time on them.
  • An initial ad lineup that mixes two mid-priced listings with the broker's own picks.
  • A video capture and upload workflow, coordinated with whoever shoots the footage, so listings without video can get it over time.

What changed

No outcome has been reported yet. We have no lead counts or cost figures for these pages, and we are not going to imply any.

What changed is the system. The brokerage went from no per-listing pages to a prompt that produces one for each property, each built in GoHighLevel. The first ads had a defined lineup, and the video gap had a workflow instead of a wish. Open questions remain, such as which listings in the first lineup will draw the best leads. We will not guess before there is data.

What a listing landing page should do

This section is advice for your own listings, not a fact about this client.

  • Give each ad its own page, so the property is the source you track.
  • Capture the lead on the page and ask a question or two that tells you how serious the person is.
  • Show the video if you have one, and keep the photos and key facts above the form.
  • Start with a small lineup. The first ads here were a short mix of listings, not every property at once.
  • Keep the facts for each property in one place. A page per property is also a natural home for the information your automated answers rely on.

Frequently asked questions

Why does every real estate ad need its own landing page?

A separate page per property tells you which listing produced which lead, and it gives you a place to ask qualifying questions before anyone calls. Sending every ad to one general page hides both.

How do you build a landing page for every listing without doing it by hand?

We use a Claude prompt that generates a landing page for each property, then build the result in GoHighLevel. The prompt is the repeatable part, so a new listing means running the same prompt with that property's details.

What do you do about listings that have no video?

In this case only two to five of about 30 listings had video. We started the ad lineup with a small mix of listings and coordinated a capture and upload workflow so more of them can get video over time.

Can automated FAQ replies work without listing pages?

In this case they were blocked until per-listing pages existed. That matches what we would suggest for any brokerage: build the page for each property first, then connect the automated answers to it.
