Per-Listing Meta Ad Campaigns for Real Estate Agents: Open House Ads Built From a Sheet
By Alex Regueiro · October 25, 2026 · 5 min read
Every live listing and every open house needs its own ad, and building each one by hand is slow. That was the problem for a residential brokerage team leader: each listing wanted its own creative and its own campaign, and the manual work did not scale.

This story covers how we turned that into a repeatable workflow driven by a spreadsheet, and how we added email tracking on top. If you lead a team with a steady flow of listings, our page for real estate agents and teams shows how we approach it.
The situation
The team had a stream of listings and open houses. Each one deserved its own Meta campaign with its own creative, built around that property. Doing that by hand for every address was slow work.
There was a second gap. The team sent email, but nobody was tracking how the email performed. Ads and email each needed a place where results could be reviewed.
What was broken
The per-listing work had no system behind it. Each listing meant building the creative and the campaign by hand, one property at a time.
Email had a different problem. Without performance tracking, there was no way to say whether it was working.
What we built
We aligned on a per-listing Meta campaign workflow and a tracking layer around it.
- A spreadsheet of upcoming open houses and live listings drives the campaigns. One column holds the link to the listing video, and that video feeds the creative for that listing's ads.
- We build and launch the listing campaigns from the addresses the team provides, along with the other live listings.
- We connected the team's email platform to Claude so email performance can be tracked.
- An ads dashboard and an email dashboard now feed a recurring weekly review on Thursday morning, scheduled for half an hour.
- The daily strategy call, about an hour each day, is recorded to a Drive folder. The recordings are meant to become a running record of the team's thinking that every marketing channel can draw from.
What changed
No performance result was stated on this call, and we are not going to suggest one. The change is in how the work moves. A new listing used to start from a blank page. Now an address and a video link in a spreadsheet are enough to start a campaign.
Email, which had no tracking at all, now has a connected platform and its own dashboard. The Thursday review gives ads and email a fixed place to be looked at together.
Build the same loop for your own listings
This is advice for any team, not a description of the client's setup.
Start with a single spreadsheet that has one row per listing or open house. Give every row the same fields: address, event details and a link to the video. If the inputs are always the same, the campaign can be built the same way every time. Then pick one weekly slot to review results, and put ads and email on the same agenda.
Frequently asked questions
How do you run a separate Meta campaign for every listing?
Keep a spreadsheet with one row per listing and a column for the video link. The row supplies the inputs, the video becomes the ad creative, and the campaign is built from the same template each time instead of from scratch.
Why record daily strategy calls to a shared folder?
Recorded calls become a searchable record of decisions and ideas. In this setup the plan was for the recordings to feed every marketing arm, so ads, email and content all draw on the same conversation instead of separate notes.
How can a team track email performance with Claude?
Connect the email platform to Claude so it can read the results, then build a dashboard from them. We did this for this team and tied it to the same weekly review as the ads dashboard. No email results were stated on the call.
Does this workflow promise more leads from each listing?
No. The call recorded the workflow and the dashboards, not a lead count. The benefit we can point to is consistency, since every listing can now get a campaign. Results still depend on the listing, the area and the creative.
