Real Estate Leads That Ghost: Why Cheap Meta Leads Go Silent and What We Changed

By Alex Regueiro · October 25, 2026 · 4 min read

A broker's first week of Meta listing ads brought in cheap leads, and 67% of them never answered a message. Worse, the follow-up bot was ending some of the conversations that did start, by asking a question the ad had already answered.

This is a diagnosis, not a victory lap. It comes from a call with a broker-owner who runs listing ads, and it applies to any of the real estate agents and teams who judge ads by cost per lead alone. Here is what the conversations showed and what we decided to change.

The situation

The broker had launched Meta listing ads. After the first week we sat down with the data. Lead cost looked good. Then we opened the conversations.

There were 15 of them. Five got a reply. In 3 of those 5, the automated follow-up asked "which property?" and the thread died. The ad had already answered that, so the question made the follow-up look like it was not paying attention.

What was leaking

Two leaks sat on top of each other.

  • Silent leads. 67% of week-one leads went unresponsive. A cheap lead that never replies has no value, and the low price hid that fact.
  • A bot question that killed replies. The follow-up asked which property the lead meant, even though the ad had answered it. In 3 of the 5 conversations that got a reply, the thread ended right there.

What we put in the plan

The changes below respond to both leaks. None of them has a result yet.

  • One campaign per listing, so each ad and each lead stays tied to a single property.
  • Price-forward ad copy and richer lead forms.
  • Video-first, investor-focused creative.
  • Cell phone verification (2FA) on lead capture, so a lead has to confirm a working number.
  • A follow-up automation of eight touches in six days.
  • Authority and process videos made to match each ad persona.

What changed

No post-fix numbers exist yet. The diagnosis is what we have: 67% unresponsive, and a bot that asked the one question the ad had already answered.

What changed on the call is the design. Each listing gets its own campaign, each lead's phone number gets confirmed, and follow-up runs on a set schedule instead of hanging on a single reply to a single question.

Read your own conversations this week

This section is advice for your own ads, not a fact about the client. Open a sample of your lead conversations and count how many leads never replied. Then read the first message your bot sends and ask whether the lead already gave you the answer. If it asks for something the ad or the form already captured, fix that before you change anything else.

Contact people only through channels they agreed to, and keep to quiet hours and opt-out rules.

Frequently asked questions

Why do cheap Meta leads ghost?

Cheap leads often come from forms that take almost no effort, so some people submit them with no plan to talk. In this account 67% of week-one leads never replied. Our response was richer forms, price-forward copy and phone verification, which we are treating as a test.

What is cell phone verification on a lead form?

It is a step where the person confirms a code sent to the number they entered before the lead is captured. We chose it because the leads were cheap but mostly silent, and a confirmed number gives follow-up a working place to reach them.

What does eight touches in six days mean?

It means eight follow-up attempts inside the first six days after a lead arrives, planned in advance and run by automation. Use only channels the lead has agreed to, and space the contacts so they read as service and not as pressure.

Why build one Meta campaign per listing?

So the property is known from the moment a lead arrives. When several listings share one campaign, the follow-up may have to ask which property the person means, and in this account that question ended 3 of the 5 conversations that got a reply.
