Realtor Referral Prospecting for Loan Officers: Warm Intros First, Lookalikes Second

By Alex Regueiro · October 25, 2026 · 5 min read

A loan officer who wants realtor referrals but has no repeatable way to reach team leads and brokers ends up relying on cold messages, and cold messages are the weakest way to start that relationship. That was the problem on this monthly strategy call.

The client is a mortgage loan officer who wanted more referral partners among realtor team leads and brokers. This is how we reworked his pitch, put a prospecting pipeline behind it, and added a warm-introduction step before anything cold goes out. If you are one of the mortgage loan officers trying to build the same channel, the structure carries over.

The situation

The loan officer already had a branding presentation. What he did not have was a repeatable way to put his pitch in front of the right people. Outreach to team leads and brokers was possible, but it was not a system.

Our view going in was simple: cold outreach to team leads and brokers is weak next to a warm introduction. So the plan had to find those warm paths first and use cold outreach for everyone else.

What was broken

Two things needed to change. The first was the pitch, which we reworked to say what a realtor gets from the relationship. The second was the order of operations: a list of prospects is only useful if somebody checks it for relationships before the first message goes out.

What we built

We worked through the problem in five pieces.

  • A reworked branding presentation built around three ideas: closing confidence, help with last-minute negotiations, and AI and tech intel the loan officer brings to a realtor's deals.
  • A revised slide deck, scripts for video ads, and the first 50 personalized messages, which we committed to deliver.
  • A prospecting pipeline that pulls realtor team leads and brokers from a contact database. We planned a demo so he can prospect on his own without waiting on us.
  • A warm-introduction review. The prospect list is checked for mutual connections, so a personal introduction can be requested before any cold message goes out.
  • A source list for paid targeting: past-client and inquiry contact lists compiled to seed a 1% lookalike audience. We recommended at least 2,500 contacts.

What changed

No replies, meetings or referrals had been reported when the call ended, and most of the work was still to be delivered. What did change was how the outreach is built.

The outreach sequence now has a set order: positioning first, then a prospect list, then a relationship check, then personalized messages for the people he does not know. The paid side has its own input, a list of people who have already worked with him or asked about a loan.

The plan is for the loan officer to operate the pipeline himself after the demo. That matters because a prospecting list goes stale, and he can refresh it on his schedule.

Build a lookalike seed list that gives Meta enough to work with

This section is advice for your own account, not a result from this client. A lookalike audience is built from a source list, and a bigger, cleaner source list gives Meta more to learn from. The 2,500-contact guide came from our recommendation for this account, so treat it as a starting target and not a rule.

Combine past clients with people who inquired but did not close, remove duplicates, and keep one row per person. Put your best outcomes in the list, not everyone who ever touched a form.

Frequently asked questions

Why would warm introductions beat cold outreach to realtor team leads?

A team lead is more likely to answer someone a trusted contact vouches for than a stranger in an inbox. That is why we had the loan officer review the prospect list for mutual connections before sending any cold message.

What is a 1% lookalike audience and how many contacts does it need?

A 1% lookalike is a Meta audience that closely resembles a source list you provide, such as past clients. For this loan officer we recommended at least 2,500 contacts as the source, so there was enough data to build from.

Should a loan officer run the prospecting pipeline personally?

In this plan, yes. We planned a demo so he could run the pipeline on his own. Prospect lists go stale, and being able to refresh and review one yourself means outreach does not stall waiting on someone else.

What should a loan officer's pitch to realtors focus on?

Here it focused on closing confidence, help with last-minute negotiations, and AI and tech intel. Whatever you choose, tie it to a problem a realtor has at the closing table rather than listing your rates and programs.
