Short-Term-Rental Deal Comparison Tool Built in Claude: Side-by-Side Numbers for Sales Calls
By Alex Regueiro · October 25, 2026 · 4 min read
A sales call that runs on verbal explanation gives the buyer nothing to look at. A short-term-rental owner who manages and acquires properties wanted something he could show instead of describe: a pre-tour qualifier and a leave-behind that looked professional.

We built a side-by-side deal comparison in Claude, fed by two underwriting spreadsheets, and filmed the video funnel around it. This write-up is for real estate agents and investors who sell on calls and want the numbers on the screen.
The situation
The owner's sales calls depended on him explaining each opportunity out loud. There was no visual to qualify a prospect before a tour, and nothing professional to leave behind afterward.
The same working session had a second job. The video content for his funnel was still unfinished.
What was missing
Two gaps showed up. The first was a pre-tour qualifier, a step that sits before a property visit. The second was a leave-behind. A call is easy to forget, and a page with two deals laid out together is easier to come back to.
What we built
We split the session between filming and building.
- We filmed all five video sales letter (VSL) videos for the funnel.
- We built a side-by-side comparison as a Claude artifact, a small interactive page that Claude generates. It reads from two underwriting Google Sheets and lays the two deals next to each other so a prospect can see the differences in one view.
- The output exports as a PDF carrying the owner's logo, so what a prospect receives after a call looks like a finished piece of his business.
- The funnels and GoHighLevel setup were staged for a launch session later that week.
What changed
No result was stated on this call, because the funnel had not launched yet. The change is in the shape of the sales conversation. Before, the owner explained each deal out loud. Now he can open one view with both, qualify the prospect before a tour, and send a branded PDF afterward.
The underwriting stays in the spreadsheets. The comparison page reads from them, so there is one source of truth for the numbers.
With the funnels and GoHighLevel setup staged, the next step was a launch session to put the pieces live together.
Design a comparison your buyer can read in a minute
This section is advice. Keep the inputs few and identical for both deals, so the eye can move straight across. Put the underwriting in a spreadsheet first and let the page read it, so you never retype a figure. Brand the PDF, keep it to a page, and send it the same day as the call while the conversation is fresh.
Open the finished PDF on a phone before you send it, because many buyers will read it there first. Keep the file name plain, so it is easy to find in an inbox weeks later.
Frequently asked questions
What is a Claude artifact?
It is a small page or tool that Claude builds from a description and the data you give it, such as a comparison view. In this build it read two Google Sheets and displayed the two deals side by side, with a PDF export for the owner's leave-behind.
Why feed the comparison from Google Sheets?
Because the underwriting already lives there. Reading from the sheets means the comparison page never holds its own copy of the numbers, so the sheet stays the place where assumptions are kept and checked.
What is a VSL funnel?
A video sales letter is a short recorded presentation that walks a prospect through an offer. In a funnel, the videos are placed at set steps so the prospect hears the explanation before getting on a call. This owner filmed five of them for his funnel.
Can the comparison carry my own branding?
Yes. In this build the output was a PDF with the owner's logo, so the leave-behind looked like his own product. Decide the logo, colors and a short disclaimer line up front, so every PDF the tool produces looks the same.
